Let me start by saying this is not a typical “property broker / consultant service” and much more beyond it. We had a very specific need in terms of budget, locality, etc as well as timeline and it was worth getting connected with them. Akshaya was able to provide a good comparison of options available, thorough insights in which unit is better within a project and quick liaise with other supplementary teams after project finalisation. Loved it. I spent 3 hours on Sunday poring through all Rera documents and the NOCs from BDA but had a doubt on the buffer zone norms and the lake nearby so when I got to know of peace of mind report I immediately booked a call and paid for the report. The topography and the analysis by Propsoch helped me make a decision not to go ahead since the elevation is lower than the surrounding areas. And since it's bang on the buffer zone it just has to rain heavily once maybe to flood..not taking that chance..I had a few apprehensions already, but thanks for the comprehensive report that helped make me immediately decide. I would really recommend propsoch for anyone looking for a property to purchase. It is true that there are many services that focus on property search. But, most of them are builder or seller centric. You will find the broker or agent claiming that xyz property is great etc. But, the real challenge is identifying if a property has any issues inspite of whatever the salesman and brochure says. The best thing about propsoch which I liked the most is property analysis and unit analysis. They basically list out the pros and cons of any property, and it is upto the buyer to decide which pros are they really looking for and cons they are ok to compromise. They say when you buy a car you cannot test all the 10,000+ parts that go into making one. They do extensive analysis of the property (minus legalities) like builder reputation, past project quality, any complaints, real value vs what the builder is trying to quote, how close the property is to all amenities etc. They have legal services for extra fee. I have used them for an apartment I recently purchased. They were very helpful.

Loved it. I spent 3 hours on Sunday poring through all Rera documents and the NOCs from BDA but had a doubt on the buffer zone norms and the lake nearby so when I got to know of peace of mind report I immediately booked a call and paid for the report. The topography and the analysis by Propsoch helped me make a decision not to go ahead since the elevation is lower than the surrounding areas. They do extensive analysis of the property (minus legalities) like builder reputation, past project quality, any complaints, real value vs what the builder is trying to quote, how close the property is to all amenities etc. They have legal services for extra fee. I have used them for an apartment I recently purchased. They were very helpful.
