There is a particular kind of regret that haunts Mumbai's real estate conversations. It sounds like this: "I almost bought in Kharghar in 2005." Or: "My father looked at Alibaug land in 2009 and thought it was too far." 

The story playing out right now in the Sahyadri foothills is going to produce a whole new generation of that sentence.

In October 2024, the Maharashtra Government notified a third Mumbai. Formally. On paper. The same way Navi Mumbai once was. 

It is called the KSC New Town, spanning 323 square kilometres across 124 villages of Raigad district, with MMRDA appointed to build it from the ground up over the next two decades. Blackstone committed ₹41,500 Cr to the ecosystem in January 2025. 

But here is what is different this time: the infrastructure did not wait for the real estate crowd to catch up.

  • The Atal Setu, India's longest sea bridge, has been fully operational since January 2024. In its first twelve months alone, 80 lakh vehicles crossed it, permanently collapsing the travel time between South Mumbai and the Raigad coast. 
  • The Navi Mumbai International Airport opened for domestic operations in December 2025 and launched international flights in May 2026. 
  • Navi Mumbai Metro Line 1 is operational between Belapur and Pendhar. 
  • Metro Line 8 (Gold Line) will connect Chhatrapati Shivaji Maharaj Airport (CSMIA) and Navi Mumbai Airport (NMIA), and is undergoing approvals. 
  • The Virar Alibaug Multimodal Corridor is advancing 

And sitting at the centre of all of this, 30 minutes from the airport and 90 minutes from Mumbai, tucked into the Sahyadri foothills with reserve forest on three sides, is the Khopoli Karjat corridor.

Four of India's most credible developers quietly saw this before the market did: 

  • Godrej
  • Lodha
  • Kalpataru
  • Hiranandani 

All four launched projects in this five-kilometre stretch within the same three-year window. That is a strong signal towards this market’s potential
