Mumbai’s proposed Central Park, called as the city’s future green lung is shaping up to be one of its most important urban legacies.

For decades, the Mahalaxmi Racecourse has remained one of South Mumbai’s largest open land parcels, exclusive and underutilised.

The Maharashtra government’s plan to transform this space into a sprawling Central Park, along with land from the Coastal Road project, is going to influence property values, development potential and investment trends in the surrounding areas.

So, what exactly is being planned at the Mahalaxmi Racecourse and what could this mean for Mumbai real estate?

Mahalaxmi Central Park: Features & Future Benefits

The park is spread across 295 acres of racecourse land along with some of the reclaimed portion from the Coastal Road project, forming a continuous stretch of greenery that South Mumbai has been missing for decades.

A Green Space for Everyone

The park is designed to cater to everyone. There will be sports courts, event lawns, themed gardens and a botanical area. Whether you want to stay active, attend events, or simply relax in nature, there will be something for you.

Sports Facilities Underground

To keep the surface fully green, all major infrastructure will be built underground. A 10 lakh sq. ft. sports complex will host world-class facilities without disturbing the landscape above.

Inside, you will find:

  • Volleyball, basketball, handball and badminton courts
  • Cricket practice nets and gymnastics courts
  • Squash courts, skating rinks and even a velodrome
  • 6 kho-kho courts for traditional Indian games

Convention Centre

A 9-acre convention centre will also be part of the park. It will have three large halls of 7,440 sq. m. each, a 50,000 sq. ft. pre-function area and all the supporting facilities needed for corporate events, cultural shows and community programs.

Gardens and Event Spaces

Right in the middle of the park, there will be a big 70-acre garden with shaped hedges and green lawns. Along with a 900-seater amphitheatre, a stage and an events lawn, it will be perfect for small shows, weekend gatherings and family outings.

There will also be themed gardens - perennial, seasonal, monsoon, aquatic, succulent, and even an organic farming zone.

Botanical Garden

The 31-acre botanical garden will have medicinal plants, water-lily ponds, palm groves, landscaped hillocks, arboretum, children’s parks and food kiosks.

Easy Metro Connectivity

Getting there will be easy. The Metro Line 3 station at Nehru Centre will connect to the park through an underground passage. Thousands of visitors will be able to access the park conveniently, which will help in improving connectivity in South Mumbai.

Mahalaxmi Central Park: Impact on Mumbai Real Estate

Such a major shift in the city’s development is bound to have a ripple effect on Mumbai Real Estate. Even the accessibility factor will largely contribute to the city’s morale, as it is now opening up a historically exclusive racecourse.

  • From Exclusive to Inclusive: The opening of 120 acres of previously restricted land into a public “oxygen park” adds massive intangible value to the Mahalaxmi-Worli-Sewri belt.
  • The "Central Park Effect": Properties around such huge parks usually become more desirable and expensive and Mumbai won’t be an exception. As Mahalaxmi transforms from a racecourse to a lush green park, nearby properties are likely to see a price boost and increased demand.

At Propsoch, we analyse these macro-shifts to help you understand where the liveability index is truly rising. Connect with our experts to discuss what this could mean for you.
