Question 9

Why should I get an advisor to help me buy a property in Bangalore?

Accepted Answer

When we want to invest our money, we can take tips from social media, influencers, friends or family members, but it’s better to get professional advice from a financial wealth manager.

Today, the builders & brokers have been selling real estate for decades, while you’re buying it for the first time. It’s not a level playing field. We’re here to tip it in your favour instead.

We believe in a seller’s market like Bangalore, you need a subject matter expert to guide you. With 17+ years of wisdom on your side, be rest assured, you have great company.

90% of the information we analyse is available in the public domain. We aggregate, interpret & enhance it for you so you don’t have to. It’s like doing fundamental analysis for stocks — anyone can read the balance sheets, but you also need to know the overall industry dynamics to take an informed bet.

Question 10

What is the history of Propsoch?

Accepted Answer

We started Propsoch more than 2 years ago. In the first year, we only collected & analysed data for 500+ projects in Bangalore to build India’s most exhaustive real-estate dictionary. Think of it as the USA’s version of MLS. After that, we were confident we can help people like you buy homes with utmost transparency and clarity.

Founded by Ashish Acharya, an industry veteran with 17+ years of experience in assessing land risks at Godrej and Anarock, we are a team armed with expertise across geographic, architectural, legal and financial factors.

We aim to bring transparency in the opaque world of real estate and call out both the pros & cons when the rest of the world only shows you the glossy, rosy picture. Our core purpose is to bring genuine insights to empower you to make an informed decision.

Question 11

What do you mean by buyer-centric advisory?

Accepted Answer

Every broker or real estate consultant in the market today acts as an extended marketing arm of the builder. They tend to prioritise quick sales and conversions above what’s the most optimal path for you. Usually, they work in selected neighbourhoods, or with a specific set of builders and try to limit your discovery to the options in their portfolio by sharing a rosy picture and sharing only what the builder wants you to know.

Try asking the local brokers / consultants about the cons of the project — either they will hesitate, highlight minor yellow flags or worse, say there are none and withhold key information. That is what we call a seller-centric player.

A buyer centric advisory is designed to empower you, the homebuyer, with information and tools you need to make an informed decision. We will highlight the pros and cons of the location, the developer, the project, the floor plan, the pricing, the legal approvals by analysing & comparing them on over 80 data points with other projects in the same neighbourhood so you get a complete, exhaustive and transparent look at each project.

We will tell you if the project is a no-go, if there is no supply matching your requirements or if you need to wait it out a little longer. We’re comfortable making these statements as we believe in doing right by you, the buyer. This is what we call a buyer-centric advisory.

Question 12

Which type of properties do you help with?

Accepted Answer

We are 100% confident that we can help you evaluate and buy or invest in a RERA approved apartment, villa or a plot directly from the builder. We also help you identify EOI opportunities that are a safe bet & have great return potential.

If your requirements are not met in the primary market supply, we will activate our network of other brokers to get you options from the resale market. Please note, that this will be our last resort as the transaction is not standardised and messy. Also, in this case you will be required to pay a brokerage of 1% + GST.

We don’t advise our customers on independent residential buildings / floors or commercial projects yet.

Question 13

Why do I need to conduct my own legal due diligence if the project is approved by major banks?

Accepted Answer

A legal opinion on RERA only declares the ongoing litigations on the project, it does not conclude that the project is free of litigations. Similarly, a bank’s approval

Question 14

Can I buy homes via Propsoch?

Accepted Answer

Yes, we can help you buy RERA approved apartments, plots and villas in gated communities in Bangalore at the moment. Coming soon to Pune & Mumbai.

Question 15

What type of projects are not covered via Propsoch?

Accepted Answer

We do not cover any commercial projects, non RERA approved residential projects or projects outside the survey areas of Bengaluru.

Question 16

What is the cost of your services?

Accepted Answer

We will charge you ₹4999 for our guided home buying service. This service charge is valid for 6 months.
Please note: This fee will be refunded to you 100% if you're not satisfied with our service, no questions asked. It helps us know you also have as much skin in the game as we do.

For the Peace of Mind Report, we will charge you ₹9999 for one property, and ₹14,999 for a comparative report on 2 properties.

For the 30 min Advisory Call, we will charge you ₹999 one time.

All the prices mentioned above are inclusive of GST.

However, the ancillary services like legal, loans / financing, quality inspection are paid and depend on the finalised property’s specifications.

Question 17

Can you describe Guided Home Buying in detail?

Accepted Answer

We have divided the home-buying journey into five stages:

Discovery: This is where we understand your needs in incredible detail so we can really personalise your journey. Usually it takes ~10 minutes for you to share the details with us.

Shortlisting: We will curate a list of projects that closely match your preferences & discuss pros & cons of the neighbourhood, developer, project & its floor plans so you’re well armed with information before visiting the site.

Site Visits: Our architects will schedule and accompany you to visit the shortlisted projects with a checklist of tradeoffs to review. We will get the exact availability & quoted price of the units while inspecting the location, the approach road and the project along with you.

Deep Dive: Once we know the exact units you like, we analyse the floor plans in detail, check ventilation, lighting, vastu, pricing and a lot more so we can see the complete picture and identify the levers we need to either reject it or negotiate a great deal for you.

Booking: We will help you negotiate, connect with loan & financing experts, navigate the payment terms, and seal the deal for a property you can really call home. But that’s not all, we will help you after you book the property too.

Question 18

Why are site visits not the first step in the process?

Accepted Answer

During site visits, the model flats and sales processes are designed to overwhelm you with rosy pictures of a dreamy life.

Visiting a new site and imagining what your new home could look like is indeed exciting and a dopamine boosting process, but it also prevents you from assessing the pros and cons rationally.

We remind our customers to not let emotions drive investment decisions. Even if you’re buying it for your own use, you’re investing your hard earned money and plan to invest a good few years of your life in this home.

Also, both you and us will waste a lot of time on the road visiting & evaluating irrelevant projects which doesn’t help. Hence, site visits are scheduled after we’re aligned on the possible good fits for you and we have understood the challenges or trade offs required.

Question 19

What are the timelines once I sign up?

Accepted Answer

70% of our customers finalise a property with us in less than a month. The fastest we have helped a customer finalise a property was 8 days but we ensured they got all the insights and left no stone unturned in the process!

Once you sign up and share your details, we will curate a list of properties for you within 48 hours. We’ll connect with you over Google Meet and revise the list based on your feedback and visit the sites as per your availability for the calls and the visits.

We will share a detailed report within 48 hours of the site visit and help you negotiate and book the apartment as soon as you give us a green signal.

Question 20

What other services can Propsoch help me with after booking?

Accepted Answer

We can help you connect with verified experts so you don’t have to run around looking for help with:

Home loan consultation and financing

Legal due diligence, agreement review, etc.

Construction quality inspection

Interior designers, and

Vastu consultants

Question 21

How do I know I am seeing all possible options in the market?

Accepted Answer

We don’t work with selected builders or developers. If a project is approved by RERA, we have it under our radar. So you can be rest assured that you’re looking at the most exhaustive database of projects available in Bangalore.

Question 22

Accepted Answer

Yes, absolutely. We have an advisory only service that’s designed to help you say YES with confidence to one of the options. You can learn more about our advisory services.

Question 23

How can I be assured that I am paying the right price for a property?

Accepted Answer

There are several factors that affect the pricing of a property. We cover all these factors in our peace of mind report and help you understand if you’re getting a good deal or if you’re overpaying.

Once we identify all the pros and cons, we can objectively tell you why this property is at a premium or a discount instead of relying on subjective opinions. You can leverage these objective facts to negotiate a better deal.

Question 24

At what step in the home buying journey should we consider getting advice?

Accepted Answer

You can seek our help at every step of the journey. If you need help with:

Understanding the market & its relevant factors

Decide a budget, location and property type

Evaluating different investment strategies

A tailored checklist to compare/assess properties

Question 25

Does Propsoch get any fee from the builder or seller?

Accepted Answer

We are eligible to collect a referral fee from the builder when you finalise the house through us.

Question 26

Why should I trust Propsoch to provide unbiased advice & not sweet talk me into considering builders that offer Propsoch the best fee?

Accepted Answer

No, we won't because it simply doesn't make any business sense. We rely on your goodwill and testimony to keep the lights on. You tell your friends. Your friends tell their friends. That's how it works. So if we sabotage your experience, then our whole business plan goes for a toss. Plain and simple. However, here are a few more factors to consider:

All our recommendations & insights are backed by data which can be verified online.

Our property pages and peace of mind reports are testimony of our unbiased approach.

Most of our insights on 500+ projects from 185+ builders are available free online.

We will prioritise positive word-of-mouth to win trust over short term financial gains.

Question 27

What if I feel that Propsoch has an unfair or vested interest?

Accepted Answer

If you ever feel that we’ve a unfair or biased point of view, you can stop working with us. If you feel that we have been unjust, you always have the choice to call us out publicly. We understand the damage a negative word of mouth can cause, which is why we want you to hold us accountable.

Question 31

Why do I need to conduct my own legal due diligence if the project is approved by major banks?

Accepted Answer

Banks mitigate their risk by verifying title and encumbrances to secure loan recovery, but their primary checks focus on protecting themselves, not buyers. The banks will come after the borrowers (i.e homeowners) in case of default. Independent due diligence ensures full legal clarity for your protection.

Question 32

What is the cost of your services?

Accepted Answer

Our guided home buying services are absolutely free of cost for you, forever. We’ll ask you for a deposit of ₹4999 for 6 months, which will be refunded to you whether you buy a home through us or not. This helps us know you’ve as much skin in the game as we do.
