Decision gate: “Are we solving the right problem?” If yes, move to Step 2.
Stage 2 – Shortlisting
From thousands of projects, we curate a list that actually makes sense for you.Think of it as a playlist of homes. Goal: map the market without drowning in it.
What it is: curated options grouped by location / builder / budget with quick, comparable notes.What we do: share area signals, builder track, typical plans, and price ranges
What you get: a workable list for visits (clustered by zone, not pin-drops everywhere).
Decision gate: pick your top buckets and 4-6 projects and move forward to Step 3.
Stage 3 – Site Visits
Because no brochure can replace standing in the living room of your future home.
Goal: reality check, not a road trip.
What it is: guided visits in tight routes (4-5 sites in a day) with an advisor beside you on-ground.On site we cover: approach roads, surroundings, sample/typical units, actual availability, current pricing, and contract basics.Why order matters: a walk-through kills 50% of “maybe”s fast, saving deep analysis for the few that truly click.
What you get: same-day notes per project (pros/cons, unit picks, watch-outs).
Decision gate: shortlist specific unit of projects then Step 4.
Stage 4 – Deep Dive
Here’s where we play detective 🕵️♂️. We dig into what most buyers overlook.
Goal: To make sure your shortlist is rock-solid before you move ahead.
What it is: a Peace of Mind review on the selected unit(s) from Step 3.Scope:
- 15+ factor scorecard (light, ventilation, density, open space, etc.)
- 80+ checks across design, price, approvals, and future value
- Legal & compliance checks (title, approvals, RERA status)
- Financial clarity (all-in pricing: base, PLC, parking, hidden charges)

Decision gate: lock Plan A (unit/stack/floor) and Plan B fallback → Step 5.
Stage 5 – EOI
Some projects ask you to put down an Expression of Interest (EOI), a small, refundable deposit before units are officially allotted. Others don’t. Here’s how the path changes:
- If there is an EOI:We agree in advance on your budget ceiling, check refund terms, and walk in with a Plan A/B/C unit preference. Allotment day is usually quick, so having these guardrails keeps you from making impulse picks.
- If there is no EOI: We directly block the unit you want, make sure the token/hold conditions are written down, and use our deep-dive findings to strengthen negotiations.
Goal: handle launches without FOMO.
What you get: a controlled pick (EOI) or a clean hold (non-EOI) with paperwork aligned to your conditions.
Decision gate: you’re ready to book, yay to Step 6.
Stage 6 – Booking & Beyond
This is where you sign but we’re still by your side.
- Negotiation: We push for the best unit, pricing, and perks
- Documentation: Agreement review, title validation
- Financials: Home loan offers, structuring advice
- Closure: Seamless handover into your new home journey
Goal: close cleanly, no blind spots.
What it is: paperwork, price finalisation, sequencing of legal and lender steps.

Outcome: booking done, minus blind spots.
