Propsoch.com collects data from the public domain and through interactions with developers. This data is then transformed into useful insights to help home buyers in their journey.
We collect more than 250+ data points on each project during this process. To make sense of the data; we identify the key categories such as: location, neighborhood, nature of land, Design, Specifications, Amenities, Legal & Approvals.
A lot of the information we collect is numerical, such as size of the project, Number of units, access road width, distances, Key design ratios etc. and many inputs are qualitative in nature.
To rate the numeric data, we have an algorithm which sorts the numbers in the order of ‘Good to not so good’, and then assigns rating to the data in that order. So, with every new project we enter into the database, the ratings and rankings of the other projects are affected by that.
To rate the qualitative data, we have real estate professionals like Architects, Lawyers, Vastu Experts, Sales experts, and industry insiders who study every data point and give their inputs on the same. We have created a few standards by which these professionals can then rate the various parameters of the project.
We also strive to ensure apple-to-apple comparison for the different data points. For example; our price analysis is always shown on RERA carpet area only. This ensures that the loading factor of the projects does not cause confusion for the home buyer.
Once both the numerical and qualitative ratings are calculated for various parameters, our algorithm gives the final ratings and relative rankings for the projects on both; category level and over all project level. This is what our consumers see on our website.
I would like to highlight here that many of our data points are RERA dependent, and if we do not find that data point on RERA, we would be giving the benefit of doubt to the consumer and rate the project lower on that particular parameter ( example: Legal opinion). If a developer reaches out to us and provides us with the relevant information, we will amend our ratings accordingly.
We also feel that all the information cannot be rated in the manner above and certain aspects of homes are dependent on the home buyers individual needs, aspirations and risk appetite, hence we have a online consultation platform where the home buyers can connect with Professionals ( Architects, Lawyers, CAs, Vastu consultants etc.) for a more detailed in depth consultation.
